To act as risk manager as well as business partner
To secure the real estate transactions from the legal point (through drafting, negotiations, due diligence, procuring permissions etc.)
To prepare a global risk analysis for each and every project prior to its approval
To participate in the negotiations with the business team
To monitor and prepare risk assessment of each new property and relocation property with an action plan (such as renewal of lease, applicable specific conditions, etc.)
To monitor lease administration – compliance of the lease terms for all sites
To prepare analysis sheets (project sum-up) for the projects, along with accompanying the action plans to re-negotiate elements of the contract (reducing rent etc.)
To participate in the work involving review of our existing real estate assets, creating benchmarks etc.
To keep up to date with the changes in the law and jurisprudence on the documents needed to sell, buy or lease property, compliance from business licenses perspective, and laws affecting retail business from the existing sites
To ensure 100% compliance under the lease agreements, retail/trade and occupancy permits
To guarantee reliable and optimized physical and digital archiving of legal documents for the entire perimeter and implementation of the legal tools – contract management tool and compliance tool
To support and work on construction contract drafting, NDAs, service agreements, engagements with various entities to ensure compliance of internal processes and all the applicable laws
To be a part of Finance & Legal team but functionally work with the zonal business development team
